We are located at the intersection of Nicholasville Road and Man O' War Boulevard - just minutesfrom New Circle Road, and downtown Lexington.
What floor plan options are available, and what is the average size of each apartment?
Our community offers a plethora of floor plan options. The average 1-bedroom size is 750 squarefeet; the average 2-bedrrom size is 1,100 square feet, and the average 3-bedroom size is 1,460square feet.
Do you offer furnished or short-term lease options?
We offer flexible lease terms from six to twelve months. Lease terms that are less than ten monthsrequire a $100 monthly fee. We do not offer furnished apartment homes.
Are pets welcome at the community, and what is your pet policy?
Yes, we are a pet-friendly community, with the exception of specific aggressive breed dogs.Maximum number of pets per apartment is 3. Non-refundable pet fee of $200 for first pet, $100each additional pet, and $30/pet monthly pet rent.
How convenient is commuting from the community to major employers, schools, or downtown areas?
Our community is conveniently located just off Nicholasville Road, minutes from New Circle Road,with easy access to the University of Kentucky.
What amenities are offered on-site (such as pool, fitness center, clubhouse, or coworking space)?
Our community offers an array of amenities, such as a heated salt water swimming pool, outdoorkitchen and fire pit, 24-hour fitness center, pet spa, locker system for package deliveries, andLexington's finest shopping and dining just steps away from your front door. Access controlledentry for buildings and resident parking.
What parking options are available, including garages, guest parking, or EV charging stations?
Our community offers gated parking structures as well as surface lot parking.
Are there laundry facilities in the units or on-site?
We do not have laundry facilities on-site; however, each apartment home includes a full-size washer and dryer.
Are utilities included in the rent, and which services are residents responsible for?
Residents pay all utilities, including water/sewer, electric, trash removal, pest control and internet.
Do apartments include modern appliances, patios/balconies, or extra storage space?
All apartment homes include stainless steel appliances, including refrigerator with ice maker, glasstop range, dishwasher, and microwave. We also include full-size washers/dryers in everyapartment home. Interior storage units are located in each building. Wait List only due to limited availability.
What’s the neighborhood like, and what restaurants, parks, and shopping centers are nearby?
Fritz Farm features the region's best food, fashion, social gatherings, and hosts an excitingcollection of national brands and local favorites. It includes over 60 street-level shops with 12dining options featuring chef-inspired, local and regional flavors.
What school district is the community in? Is there any additional information you would like to share with prospects related to schools?
We are located within the Fayette County school district.
What is the walkability and public transportation access around the community?
Fritz Farm offers walkability to some of Lexington's finest shopping and dining. Lexington publictransportation, Lextran, stops in front of Fritz Farm on Nicholasville Road.
Are there local events, resident activities, or community gatherings available?
The Henry at Fritz Farm and Fritz Farm host multiple events throughout the year.
Is there anything unique or special about your community that appeals to residents that you would like to highlight?
We are Lexington's only true mixed-use development with shopping and dining just steps fromyour front door.
How can I apply for an apartment, and what documents or fees are required?
Applications can be submitted online through our website. Proof of income will need to beprovided as well as a non-refundable application fee of $65 per applicant. We also require a $250administrative fee to apply for our Wait List or to hold a specific apartment for move-in.
What are the move-in costs, and is a security deposit required?
The first month's rent is due at least 48 hours prior to the scheduled move-in date. Move-in costswill include rent and applicable pet fees. A security deposit is not required with an approvedapplication; however, conditional applicants may be required to pay up to two month's rent as adeposit or utilize a deposit alternative program.
Is renters’ insurance mandatory, and what coverage is recommended?
Renters' insurance is required with minimum $300,000 liability coverage.
What happens if I need to move out early or break my lease?
Our lease requires a 60-day written notice to vacate. An early termination fee equal to 3 month'srent will be charged at the time a notice to vacate is submitted to our office
How do I submit maintenance requests, and how quickly are they typically resolved?
Maintenance requests should be submitted through the Resident Portal. Most requests areresolved within 2 business days, depending on urgency/priority. After hours emergencies shouldalso be called into our office at (859) 268-9800. Follow prompts for Emergency Maintenance.
